How to sell your home in the New Year

It’s January; Christmas is a distant memory, and our New Year’s Resolutions are in full effect!  If one of your goals for 2019 is to sell your home, here are our top tips on why the start of the year is a great time to put your home on the market.

Christmas and New Year can be stressful enough times of year without considering putting your home on the market, but there are some great benefits for going to market early in the year.  January sparks the beginning of the new year and in turn a sense of fresh motivation for the year ahead. Many people will begin to act on their plans to buy at the beginning of the year and it is likely that there will be more interest in properties during this time. It’s the one season when prospective buyers tend to outnumber sellers.  In fact, many sellers take their house off the market, and turn away viewers if they are going away for the festive period.

That means less competition on the property market, so your house will be top of more searches.  If you accept viewers at the start of January when schools are still off and many businesses are closed, you could be busy!  When they do come knocking, make sure your house is guest ready, with great lighting and warm rooms.  Don’t hide away your Christmas decorations (before the 5th January at least!), but try to keep clutter to a minimum.  Make your rooms smell festive with a scented candle or two and add to the homely feel for your viewers – help them to picture themselves living there.

If the house-hunters are not at viewings, searching online is a great way to pass the time when you are staying in and keeping warm!  So if you are putting your house on the market over winter, make sure that your estate agent has you listed on the best property sites available, like Rightmove and Zoopla.  Take the time to check your listing as well.  You’ll likely have approved the copy and images previously, but take a look at them online and make sure they are showing your property off in the best possible light.  Try not to have Christmas decorations in the photos to make sure the images don’t date too quickly.
