Local amenities in your area can be an important part of any potential buyer’s decision on whether to purchase your home, so it’s a good idea to ensure that you know what’s located around your property and understand the key amenities that you should let viewers know about.
To give you some insight, let’s take a look at a survey that property market place TheHouseShop.com recently conducted. They surveyed 2,088 people on this topic and asked respondents “When looking for a new home, which, if any, of the following would you need to be within walking distance of your new home (i.e. within a 15-minute walk)?”
What they discovered was that despite the rise of products and services available online, homebuyers still like to know that they have important local amenities within walking distance of the property.
It won’t come as a surprise that the most important amenity to buyers was having a supermarket nearby with 49% of respondents saying that this would be a consideration when moving into an area.
Other things that were considered important to be nearby were a Post Office at 26%, a train or underground station at 25% and a local pub at 23%.
It would appear that even though people do everything from their weekly shop to pay their bills online, they still like the idea of these amenities being available locally and only 25% of those surveyed said they weren’t fussed about local amenities being within a 15 minute walk.
There were of course differences depending on the age, gender and family status of participants. Those aged 55 and above were much more likely to want a Post Office and bank nearby, whereas those aged 18-34 didn’t see this as important. Transport was the opposite with more young people rating this highly compared to the over 55’s. Schools were more important to those with, or thinking about having children.
Although local amenities won’t be the only factor in someone deciding to buy your house, and you shouldn’t worry if you don’t have all of the above, if you do have any of these amenities then don’t be afraid to shout about them to potential buyers.
As the research shows different people want different things, so tell viewers about the amenities you think will be important to them; if they have a family let them know about schools and supermarkets and if they are a young commuter let them know about public transport links and the nightlife nearby. If it’s going to help you sell your home then it’s definitely worth mentioning!
